Queensborough Terrace’s small and contemporary formed studio apartments have every comfort and convenience you could wish for. If you’re eating in, the studio’s newly fitted kitchenette includes everything you could need, with a hob, fridge/freezer and combination microwave oven.

Perfect for either a single person or a couple, Queensborough Terrace double studio apartments offer sizeable living in an open-plan setting. These light, airy and open-plan apartments are finished to a high standard – providing a relaxing home base from which to enjoy London life. With gleaming tiled floors, a spotless, comfortable double bed and modern, underfloor heating newly-fitted en-suite, the studio is as relaxing as it is convenient. Your luxurious surroundings will tempt you to stay in, the stylish kitchenette provides all you need to cook dinner for two, with a hob, fridge/freezer and combination microwave oven.
Apartment approx size: 18 – 20 sqm
If you are staying for 8 days or more your room will be cleaned once a week and the linen and towels will be exchanged. If you are staying for a shorter period but require a clean please inform us with notice and we can see what we can arrange. This may incur an extra charge.
Wi-Fi is a complimentary service, Free View TV, No Lifts in the building We provide towels (2 bath towels, a hand towel and a bathmat), linen and bedding. Please do not bring white towels or linen with you.
We provide personal care items (Shampoo, soap etc.) enough for 1 person for 2 days. Replenishments are available on request. (We are unable to replenish these items over weekends outside of scheduled cleaning)
We provide basic kitchen utensils such as pots and pans and basic cutlery. The room has 2 ceramic hobs, a combination microwave oven and grill.
There are pay by coin washer and dryers available for use in the communal space of the building.
There are also irons, ironing boards and hair dryers available.
What are the Floor numbers for each apartment?

We don’t have floor plans for all the apartments.
How many guests are allowed for each apartment?
Maximum of 2 per bedroom.
Is there a discount for long stays?
Already included – No discount but the Vat will drop to 4% after the 28th night.
Utilities are included in the price, right?
Do you accept the tenant’s company’s guarantee in lieu of a security deposit?
we take full payment before arrival in the property either by credit card or bank transfer.

Bank transfer + £15.00 handling fee from non-UK accounts (transfer payments can only be accepted for reservations that are made more than 2 weeks in advance. This must be paid immediately to reach our account in time for arrival)
The rates in the table below are guide prices and may differ from the actual prices quoted to you upon enquiry.
To achieve the maximum guests in some apartments extra configurations will apply at an extra cost. Please keep this in mind when making an enquiry.
Rates at this property are considerably higher during peak seasons and special London events e.g. Summer, Christmas/ New Year, World Holidays, etc. Please keep this in mind when making an enquiry for stays across these dates. If unsure please confirm with your agent.

Guest’s belongings that are still in the apartment after 11am will be removed and securely stored until guest has paid a £100+VAT release fee.
Full payment is taken on reservation. We do not accept cash payments or payments on arrival.
Lost or stolen keys will be charged at £30+VAT per key.
If the Guest loses or misplaces their keys during occupation and assistance is required outside of office hours (9.00am – 6.00pm Monday –Friday) an additional charge of £100+VAT will be made to assist the guest in accessing their apartment.
All credit card payments / charges will incur a 3% handling fee.
Notice of cancellation is required at least 15 days prior to arrival.
Cancellations made 14 days or more prior to arrival, all monies received will be refunded less a 15% of the total booking cost cancellation fee. Refunds, where applicable, may take up to 21 days.
Cancellations made 14 days or less to arrival no refund will be issued.
If your stay is reduced in length the above cancellation terms will apply to shorten the stay.
Please note that booking/ in-house amendments will be subject to the above policy as well.
Apartment re-allocation once in-house will be charged at £30.00+VAT.

While we cannot guarantee that we can accommodate your requests we will try our best to do so wherever possible. Please be advised that our apartments range from the top (2nd through 3rd) through lower ground floors and are allocated 3 days prior to arrival via best availability, taking into account those with limited mobility who need ease of access as first priorities. We cannot always allocate specific rooms/floors and reserve the right to decline such requests without notice. Customer Service Representatives from 3rd party booking portals do not have the authority to confirm a guest request on our behalf.
Smoking is not allowed in the Apartment or the communal parts of the Apartment Building. Concept Studio Apartments reserves the right to charge the Guest’s credit card to cover the costs of redecorating the property and replacing smoke stained fittings and fixtures, if there is evidence that there has been smoking in the property during the Guest’s stay.
The Guest is responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the hire period. Except in the case of normal wear and tear the hirer will be responsible for making good any damage to the apartment or its contents, which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the apartment or their guests.
The Guest understands that they will be invoiced for any losses, claims, damage or expenses caused by their actions and incurred by the landlord during their stay in the Apartment. This applies also to the consequence of any actions caused by anyone the guest has brought into the building.
We have the right to terminate a booking at any time on the grounds of abuse to staff or other guests, mistreatment of the apartment or criminal activity on the part of those occupying the apartment or their guests.
Access to the Apartment is not exclusive to the Guest. Authorised staff from Concept Studio Apartments have the right of access to the Apartment at all reasonable times (and at all times in case of emergency without notice to the Guests).
Under no circumstances are pets of any sort permitted in the Apartment or the Apartment Building.
A maximum of two to four people is allowed to occupy the Apartment/s at any one time depending on the property type booked.
Concept Studio Apartments do not accept liability or provide any insurance cover for the loss or damage caused to the Guest or their possessions. Valuables should not be left in the Apartment
This property is a self serviced apartment (Self-contained). We operate a self-check-in service where
you receive check in instructions 3 days prior to your arrival, you will get a code via email to enter
the building where you will find the keys to the apartment.
Floor Requests: Floor allocations with this property are between lower ground floors and
ground floors. Potentially going higher as we continually refurbish the property. We cannot
guarantee a specific floor or room as we allocate rooms 3 days prior to arrival. However, we
can take a note of your request and will do the best we can for you.
